Are there neighbors nearby?Our house and the barn are located on a fairly rural road, on 3 hilly acres of field and woods. We do have neighbors on either side. The property offers a sense of seclusion, with limited visibility of neighboring homes.

What is the maximum occupancy for each space?Barn: 5 guests Farmhouse Suite: 2 guests (with an optional extra bed) Larger groups may be able to book both units; please inquire.

What are the sleeping arrangements?Barn: 2 bedrooms (one up, one down), a daybed, and a pull-out couch in the great room .... all queen size. Farmhouse Suite: 1 bedroom with a queen bed, with an optional twin bed in the living room for an additional fee of $30 per stay. Please inform us before arrival if you would like to add this extra.

What if we have more than 2 guests in the barn?The base price is for 2 guests. $50 extra per night/per person over 2.

Are children welcome?Children of all ages are welcome in the barn. Children under 2 years of age are free. The farmhouse suite is best suited for older children (13+) due to noise considerations.

Is there a cleaning fee?No cleaning fees, but we sure appreciate it when the space is left clean, dishes well cleaned and garbage taken out.

What amenities are provided?Both: Private entrances, equipped kitchens, comfortable living areas, luxurious bathrooms, Wi-Fi, Smart TV, and outdoor seating areas. Barn: Game room with pinball and table tennis, washer/dryer. A crib, baby bath, and changing table are available upon request. Farmhouse Suite: Steam shower, workspace.

Do you provide linens and toiletries?Yes, linens, towels, basic toiletries, and coffee/tea are all provided.

Is the water safe to drink?Yes, the well water is excellent.

Do you offer any other transportation options besides bikes?Check with us. We have in the past offered an EV Fiat 500e as a rental option through Turo! 144-mile range. The rental rate is $99/day + Turo's fees. We provide free charging and free delivery to the Rhinecliff, Wassaic, or Hudson train stations. Please check with us on availability before booking your stay.

Are pets allowed?Barn: Up to two well-behaved dogs are allowed ($50/dog/stay). Cats are not permitted. Farmhouse Suite: No pets allowed.

What if my dog causes damage?A $200 fee will apply for damages or evidence of a non-house-trained dog.

Are parties allowed?No parties, excessive noise, or illicit drug use.

Can I have a gathering with friends?Small gatherings are generally allowed, but please inform us beforehand.

Is smoking allowed?Smoking is allowed only in designated outdoor areas.

What is your cancellation policy?Our cancellation policy is fairly strict, but we will try to rebook your nights and refund you accordingly.

Are photoshoots or weddings allowed?Commercial activities require prior negotiation and an agreed-upon price. Weddings are not permitted.

What type of stove is in the Farmhouse Suite?The Farmhouse Suite has an induction stovetop and a convection air fryer toaster oven, best for light cooking. Please ask for a grill if needed.

Is there an EV charger?Yes, there is an EV charger that works for both Teslas and non-Teslas (J1772). We ask guests to contribute to the donation box to cover electricity costs.

What are the "quirks" mentioned in the descriptions?Both spaces have some unique features and operational notes. Please review the manuals provided upon arrival for a smooth and enjoyable stay.
