You will be asked to agree to the house rules during the booking process. These rules include respecting quiet hours (no loud noise outside before 8 am or after 9 pm), no amplified music audible outside, no partying, heavy drinking, or illicit drug use.
The owners live on the property, and the Barn and Farmhouse Suite are separate rental units. The pond in the photos is not part of the property. The Farmhouse Suite is located under the owner's living space, but noise is minimal due to sound insulation.
Up to two well-behaved dogs are allowed (no cats). Guests must clean up after their dogs. Check-in is 4 pm, check-out is 11 am. Do not exceed the maximum occupancy of 5 guests. No commercial activities without prior approval. Inform us of any non-paying guests visiting. Parking is limited to 2 spaces. Respect quiet hours. No smoking indoors. Clean dishes and take out trash before leaving. Do not remove burning logs from the fireplace or use water to extinguish a fire. Consider travel insurance due to the strict cancellation policy. Provide verified full names of all guests. The property owners assume no liability for loss or injury. Non-compliance with policies may result in forfeiture of payment and being asked to leave. Do not flush anything other than toilet paper. No drones or firearms.
Check-in is 2 pm, check-out is 11 am. Please clean dishes and take out the trash before leaving. Respect quiet hours between 9pm and 8am. (TV watching and conversations can still happen in the bedroom at that time). No partying, heavy drinking, or illicit drug use. Maximum occupancy is 2 guests (no exceptions). Not suitable for young children. Please inform us of any visitors. No pets allowed. No photo/film shoots without permission. Please report any issues to us immediately.
In both accommodations, please cook smoky or greasy foods on the outdoor grill or multi-functional air-fryer to avoid setting off smoke detectors. No hot pans or pots on copper countertops in the Barn. No cooking food in the fireplace.

Our cancellation policy is fairly strict, but we do try - when we can - to rebook nights and refund accordingly.
If a guest cancels between 7 and 14 days before check-in, guest will receive a 50 % refund.
No refund is available for cancellations within 7 days of the check-in time (but again, we do try, when we can, to rebook the nights and do refund at the rate at which we can rebook).
Full refunds are provided for cancellations 14 or more days prior to check-in time.
