BARN RULES

RESERVATION BASICS

 

The maximum number of guests is five (5) and is limited to the number of persons agreed upon during the reservation.  The base price is for 2 guests.   For each guests above 2, the rate is $50/night/per person.   We must be notified and pre-approve any plan to bring more guests than have been reserved initially and the invoice needs to be amended and paid prior to arrival.  We reserve the right to cancel any reservation without refund if more guests arrive than have been reserved. 

 

  • Please inform us of any non-paying guest visiting during daytime hours.

  • Please count children age two (2) and over among the total number of guests for invoice calculating.

  • Parking spaces are limited.   Two spaces are guaranteed, four are possible but will mean 2 cars blocked in.

  • Photo, film shoots, or any commercial activity are not permitted unless pre-approved and a negotiated rate is paid on top of overnight guest rates.

  • We sometimes charge a fee for events with non-paying guests depending on the nature and size of the event.   Any plan to have a gathering with non-paying guests needs to be approved by us prior to booking.   An additional security deposit may also be required. The total number people that can be considered on our property at one time is 10.

 

If you have to cancel, our WIX credit card payment processor, Stripe, will not refund CC fees and thus will not be refunded.  So if you think the odds are good that you may cancel, we recommend using a short-term rental platform like Airbnb.  We can also accept direct bookings using Zelle.  To do so, use the calendars on the booking pages to identify the dates you'd like and then let us know your dates, number of guests, and dogs (2 max) if any and we can issue an invoice by email.  Then make payment within 12 hours. PETS

 

  • We have a dog fee of $30/per dog/per night (two dogs max, no cats).  Please include in the reservation when booking.

  • Only well-behaved, relatively quiet dogs (2 dogs maximum) that won't scratch furniture, floors or curtains, or do any damage whatsoever can be considered.  If your dogs shed, please keep them off beds and put blankets over furniture (we can provide if needed).  Dirty paws are common too - please keep them clean.    Please also clean up #2s from dogs in the mowed grass areas - thank you!

HOUSEKEEPING and COMMON SENSE

 

 

  • Please be respectful of neighbors and the home owners concerning noise.  No loud noise outside before 8am or after 9pm.  Amplified music should not be audible outside the barn.  Heavy drinking, partying or any drug use is not allowed.  The property is a family property and as such, the expectation is that guests will respect the space and the environment around them.

  • We ask that cooking steaks, meats or anything emitting smoke or greasy aerosols be cooked outdoors on one of the grills.  Alternatively, the oven or the 7-mode air-fryer can also cook pretty much anything!  :) 

  • We do not stock charcoal, but happy to share if we have some.

  • Please keep things that may stain (red wine, massage oils, etc.) away from duvet covers, fine linens on daybed and reading nook, and white upholstered furniture.

  • If you wear foundation make-up, they leave permanent stains.  Removing wipes are provided in the upstairs bathroom to remove before showering or sleeping.  Thank you!

  • If needed, additional soap and toiletries can be found in the downstairs utility room closet.

  • We ready the queen beds in each bedroom. The queen sized daybed and queen sized fold-out couch in main room are left unmade but with sheets and bedding provided, which need to be put on for night-time use if you plan to use them.

  • If you decide to sleep on the day-bed or the pull-out couch, please use sheets (located in the upstairs bedroom shelves)

  • Please NO hot pans or pots on the copper countertops.  They can cause the adhesive underneath the copper to fail.

  • No cooking food (e.g. marshmallows, hot dogs) of any sort in the indoor fireplace.  The outdoor fire pits are for that, ty.   If conditions are really windy and dry, please consult with us first before use.

  • If rain is forecast or coming down, please close west facing windows (toward the pond).

  • Smoking is allowed outside only.  Butts must be disposed of in the aluminum pot at the bottom of the barn deck stairs.

  • NEVER remove logs that have been burning in the fireplace, or put water in the fireplace to extinguish a fire.   Let all remaining logs burn out with the door properly closed.

  • Do not put anything in the toilets or drains other than the normal stuff.   (No wipes, diapers, or clothes, yes, that’s happened :-()  Jams from non normal items will result in an emergency plumbing charge.

  • No drones or firearms.

  • We are in the country and by a meadow.   Sensitivity (allergies and asthma) to pollen or bees should be taken into consideration and we can not provide refunds if it is a reason for an early departure.   Let us know of any bee nests that are bothersome and we will remove.  Tick checks are encouraged as well!

  • We, the property owners, do not assume any liability for loss, damage or injury to persons or their personal property.  Noncompliance with policies may result in a in full forfeiture of payment and deposit and being asked to leave the premises.

 

OTHER ITEMS TO NOTE

  • Our home and one neighbor is visible to the south and west of the barn (please see photos); in winter parts of the homes of two other neighbors are visible in the distance.

  • We are officially in the town of Gallatin, though we need to put down Red Hook as our mailing address. We are 14 minutes to the center of the village of Red Hook and 7 minutes to Pine Plains.

  • Cycling here is glorious. To check out a few routes we made with photos, go online to ride with gps and search routes around Gallatin, NY.

  • If the power goes out, the hot water heater will need to be turned back on. it is located behind the curtain at the bottom of the stairs. the on/off button is on the front lower right hand corner.

  • The water is here is of excellent quality.   We encourage drinking it!  (No need to buy bottled water!)

SUITE RULES

  • We have multiple ways to book, each with it's own advantages.  If booking direct and using a CC, you will avoid short-term rental platform fees, but if you cancel, payment processor Stripe will not refund CC fees and thus will not be refunded.   If you think the odds are good you may cancel, we recommend using a short-term rental platform like Airbnb.  We can also accept direct bookings using Zelle.  To do so, use the calendars on the booking pages to identify the dates you'd like and then let us know your dates, number of guests, and dogs (2 max) if any and we can issue an invoice by email.  Then make payment within 12 hours.

  • The maximum number of guests for the farmhouse suite is two (2) including children.   We can not make exceptions for this after booking.

  • Please inform us of visitors during daytime hours.

  • Photo, film shoots, or any commercial activity are not permitted until a negotiated price has been established and paid prior to arrival.

  • We also rent the barn on our property (in the photo showing the suite entrance) – so far entirely respectful guests.   The two units are oriented away from each other and interaction is usually none at all.

  • Smoking, heavy drinking, partying or any illicit drug use is not allowed.  The expectation is that guests will respect the space and the environment around them.

  • No pets are allowed.

  • The living room area of the suite is under the master bedroom.   After 9:30 pm, we ask for it to be kept quiet in the living room area.   Conversations, video watching, etc are fine in the bedroom and sound won't carry upstairs if door is kept closed.  

  • For any cooking of meats or foods emitting greasy aerosols, please inquire for access to one of our grills.  Alternatively, the 7-mode air-fryer can also cook pretty much anything!

  • Upon arrival, please read the house manual.
